What is Sitework?

Sitework is the broad term for all the work that happens on a construction site before — and around — the actual building construction. It includes everything from clearing the land and grading the soil to installing underground utilities, drainage systems, and erosion controls.

For any project in Palm Beach County, whether it's a new home on the island or a commercial development on the mainland, sitework is the critical first phase that sets the stage for everything that follows.

Key Phases of Sitework

1. Site Clearing

2. Erosion Control

3. Excavation and Grading

Once the site is cleared and protected, excavation begins. This involves digging for foundations, pools, utilities, and shaping the land to the grades specified by the engineer. Proper grading ensures water flows away from structures and toward drainage systems.

4. Underground Utilities

With the site excavated and graded, underground utilities are installed. This includes drainage pipes, sewer lines, water mains, and connections to municipal systems. In areas without municipal sewer, septic systems are installed.

5. Backfill and Compaction

After utilities are installed, trenches and excavated areas are backfilled with approved material and compacted to the engineer's specifications. Proper compaction prevents settling and future structural issues.

6. Final Grading and Landscape Prep

The last phase of sitework involves fine-grading the property for landscaping, driveways, and walkways. Landscape grading ensures proper drainage and a finished look once sod and plantings go in.
